Here’s what to expect throughout the homebuilding process when working with Ivory Homes:

Throughout the entire homebuilding and planning process, your agent will be there as your direct point of contact and will help you every step of the way. They will communicate with all other parties to answer your questions. 

Planning: To begin, when you are building an Ivory Home, you will schedule your design and construction meetings.  After those have been scheduled, your deposit will be due as well as a firm loan commitment. 

As you begin the design process, you will have a color consultation meeting where you will choose home colors with one of our professional designers. They have preselected the most popular home finishes and materials and offer them to you in convenient packages to make the selection process smoother for you. These packages have everything you need and will provide you with the most comfort and value. 

Next, you will have your pre-construction meeting where you will meet with the design and architecture teams to finalize your floor plan. Together with these teams you will verify the placement of your home on the lot and review all other plans. You will also place a construction deposit. 

Construction: During the construction and engineering period, home plans are redrawn and finalized to fit your specific needs. Once this is done, your home plans are sent to be engineered and sent to the municipality for a building permit. It is important to note that city building permit time varies from city to city and is out of Ivory Home’s control. Once the building permit has been issued from the local city, plans are then sent to subcontractors and construction begins. 

During the construction phase, superintendents will review your home nearly every day to ensure quality. During construction, they will lay the foundation and start framing the home. 

After that is complete, you will have another meeting in your new home to review framing, heat and air, plumbing, and electrical. This is called a 4-way walk through and happens before drywall is finished. 

Once construction is complete, there will be a final inspection of the home, which will include the city, bank, and Ivory Homes representatives. You will then meet with your superintendent at your new home to address any last touch ups or issues. This meeting is called the new home orientation and will take place at least three business days before closing. 

Closing: Now that you have finished the construction and engineering phase, the closing period begins. Title closing will happen at the title company. You will fill out all paperwork required there. The recording will then take place, after recording, the home is officially in your name. You will get the keys and will be able to move into your new home.
